You should always hire a Realtor® to help you through the buying process. As a buyer you have some work to do as well. Make sure you do your research before you get under contract!

  • Drive around the areas and neighborhoods you think you would like to live in. You’ll be surprised how much you can learn by doing that. Try it different times of the day, different days of the week.
  • Drive your commute to work! Yes, at the time you actually drive to and from work. The Waze app is a great tool to have when living in a crazy city like H-Town.
  • Use google maps to see what’s around your home. Check at least 2 miles out. Make sure you’ll be comfortable living with what is around you. Also, make sure your basic needs are covered.
  • Talk to potential neighbors, you will find good and bad things while doing so, but it will always help you make a more informed decision.
  • Check out the crime map from the city or county depending where you are.
  • Look into the school district and the specific school you are zoned to. Good website to use other than TEA is
  • Is he property in a flood zone? Look into FEMA maps or call your insurance provider.
  • If it’s a new community;  how long will it take to be all built out?
  • Do research on the builder specially if you are buying new construction. Your agent should be able to explain to you how the builder works, but it’s always good to google them and see what past costumers have to say about them. Keep in mind that people tend to write the bad stuff not the good stuff.
  • Ask your realtor for any information you might think it’s relevant for the purchase. If they can’t provide it, they will point you in the right direction.

The more and better informed you are the better decision you will make. Buying a home is one of the biggest investments in your life. Make sure it’s the right one for you.

What documents should I save after purchasing real estate?

You just closed on your new home

Congratulations! If this is your first home, pay special attention. If you have been through a few, you might already know some of what I am about to say.

After you’re done celebrating, and before you start stressing about moving in, make sure to do the following:

Scan all your closing documents and save them in at least two different places. Some title companies will give you flash drives saving you the need to scan them. From that big pile of documents, the following will be very helpful when you sell your home and for other transactions.

  • Warranty Deed
  • HUD-1 or Closing Statement; that long piece of paper with all the numbers on it.
  • Survey, the drawing of the property.
  • Deed of Trust (if you financed the purchase)
  • Home Warranty
  • Any other warranty that was transferred to you or that comes with the home.
  • Any manuals for appliances or mechanicals.
  • Any inspections that you might have done to the property.
  • The appraisal for the home done by the bank.
  • Floor plan, elevation and any information about the builder and any upgrades your home might have.
  • If it is a brand new home make sure to go online and find out if your A/C units or water heaters might be eligible for an extended warranty. You will have a limited time to do so, so make sure to do it quickly.

If you are looking to purchase a home, don’t forget to hire a professional to look after your interests!

Selling your home? 10 Things to do before putting your home for sale.

2406 Genesta Path, Sugar Land TX 77479-kitchen1

Getting Ready to Sell Your Home

  • Deep clean: What does that mean? It means that you will clean all the baseboards in the home, change all filters and clean all vents, clean all windows, clean all bathrooms thoroughly to were there is no black residue or water stains, clean all light fixtures to remove bugs or dust, clean all blinds and all fans. Your home must look as if it was brand new, even if its not, because that is what buyers expect.
  • Landscape: Trim all bushes to be able to see all windows in the home’s front and back. Ad new mulch. If you have big trees in front of the property, make sure to trim to were it looks clean and you can actually see the front of the home. If you will water as needed ad color flowers, but if you won’t take care of it, it’s better to go with low maintenance bushes.
  • Fresh neutral paint throughout the home. I tell my sellers; if there’s only one thing you’re going to do, paint! Neutral is very important as we all have different tastes in color. When in doubt, ask your realtor. She or he should be able to make recommendations.
  • Power wash the outside of the home, driveway, and any concrete on the back of the home.
  • Fresh paint the outside as well if necessary.
  • Make sure all light bulbs are working and all smoke detectors have batteries.

  • It’s always a good idea to service and check your A/C.
  • Declutter and depersonalize: Less is more! If you like many little things in your home, they have to go. Your personal things will distract buyers, and you want them visualizing their furniture in your home, so make sure they have as little distraction as possible.
  • Remove smells. Ask a friend of yours to be honest about any particular smells in your home. If there is one, open windows and make sure you do everything in your power to get rid of it.
  • For showings, make sure all blinds are open so you can benefit from natural light. Make sure all lights are on. Make all the beds and keep the house in show condition every day until you are under contract.
